Why should I invest?

For all sorts of reasons! Do you have money in stocks that is returning minimal dividends? Do you have money in a savings account that is accruing less than 1% annually? Do you have a retirement account you’d like to invest through a self-directed IRA?  Looking to invest in a driven entrepreneur that you trust (aka me)?  Real estate is a secure short-term investment opportunity that yields high interest returns. 

When do I need to provide my funds?

If interested in the next property deal, I will contact you immediately when an offer is made on a property.  Funds would be expected to be received within 14 business days in order to close on the property. If more time is needed, it's possible it could be accommodated.

If interested, but not ready to commit, I can contact you when a later deal is being negotiated.

How will I know how things are going?

All projects will be shared on social media platforms and a website. Additionally, investors can opt to receive bi-weekly direct digital updates on the status of the project including percentage of construction completion itemized by trade, photos, and summary. How much should I invest?

In order to see meaningful interest returns, private investments typically range as little as 20K and as large as 200-400K+ for single family real estate.  Let’s talk about what makes sense for you!

How long will it take to see my interest payments?

Interest payments are typically paid as a balloon payment at the end of a project. Terms will vary depending on project, anticipated an average of six months. All principal and interest payments will be distributed to investors within 1-2 weeks of resale closing.  Alternate interest payment plans, such as monthly or quarterly, are options to be discussed. 

How much interest will I earn?

Interest rates are negotiated between me and the investor on a case-by-case basis. Rates commonly range from 8%-12%, and are dependent upon points, total investment amount, and the speed to receive funds.  Interest rates are annualized based on the duration of project (months). We do not offer equity in the flip profits at this time.

How can I trust that I'll get back my principal and returns?

Lenders receive a promissory note at the time of closing that contractually outlines terms of the loan, rights of the lender and debtor, and the payment due dates. As an additional insurance policy, re:fern offers a Personal Guarantee letter.

For secured, single-investor funded properties, the investor will be listed as first-position on the mortgage or deed of trust in addition to the promissory note.
